Since 1 January 2021 the definitive energy label (based on NTA 8800) is mandatory on sale, rent or delivery. Process: certified EP advisor (rvo.nl list) measures and calculates on-site. 2026 cost: €190-€350 for standard single-family home, more for apartments or complex buildings. Valid 10 years. Sale without valid label: fine up to €435 (consumer) or €870 (landlord). Classes: A++++ (very efficient, fossil-free) to G. Label affects: (a) WWS points for social rent; (b) mortgage rate — net-zero label A often gets discount; (c) Warmtefonds eligibility. Wrong label? Object to EP advisor + new measurement if needed.
