5 checks for financing package deal: (1) Real annual rate — request effective rate (BKR-grade); marketing of "0%-rate Warmtefonds" is only for incomes < threshold, else 2-4%; (2) Term + monthly — 7 years high income realistic, 20 years low income; calculate total: monthly × months vs cash-buy minus subsidy; (3) Real lender — Warmtefonds is government-financed, but "private partner" can charge 7-12%; (4) Subsidies in package — ISDE often netted off in quote, but you must FILE ISDE in your name (no intermediary entitled to subsidy); (5) Connection terms — can you sell/pay off before end without penalty? Red flags: low monthly, high price (often: "subsidies removed" embedded in price but not later paid out); marketing pressure to sign today; no written summary of financing.
