WOZ decisions are sent by municipalities in Feb/March, with a date stamp that starts the 6-week deadline. Plan:

  1. check date stampit starts the deadline, NOT receipt
  2. gather substantiationsale prices of comparable nearby properties (kadaster.nl, woz-waardeloket.nl, funda historical sales) + photos of defects (deferred maintenance, unfavourable location, noise)
  3. file objection with the municipality with reasoning
  4. municipality has 12 weeks (extendable to 18) to decide
  5. on partial/full rejectionappeal to district court within 6 weeks. Avoid "no cure no pay" firms taking 30-50% of your refund — own objection costs an hour and is free. Average post-success reduction: €15,000-€40,000 on WOZ = €100-300 less OZB + lower income tax.
