Website offers "tax coupon" or "WOZ claim" — legit?

DIRECT ANSWER

Often grey. Legitimate objection bureaus exist, but 30-50% commission for simple WOZ objection is exploitation. Difference explained.

Since 2020 explosive growth of "no cure no pay" WOZ-objection bureaus. Mechanism: they file objection in your name, municipality honours (or not); on approval they receive statutory cost compensation (€600-€1,200 standard via municipality) + sometimes 30-50% of YOUR tax saving as extra fee. PROBLEM: statutory cost compensation is for the TAXPAYER, not the bureau — bureau earns twice. Stricter regulation since 2024 by municipalities (WOZ Legal Recovery Act) — cost compensation can be capped. YOUR alternatives:

  1. Self-filefree, FFCheck WOZ objection €19
  2. Certified lawyer€120-€250/h, with cost compensation cover
  3. Objection bureau ONLY as no-cure-no-pay without above-cost-rate-fees (you keep ALL cost compensation). Red flags: (a) they want power-of-attorney without cost disclosure; (b) "you pay nothing" but reading shows 30-50% commission; (c) unsolicited contact after WOZ publication (buying these lists is forbidden — privacy violation).
